The Apartment Conversion for the Elderly (ACE) Program provides access to low-interest loans for older adults to renovate their home to include an accessory apartment. The program is offered by the Connecticut Home Finance Authority and based on available funding.
Eligibility Criteria
Individuals must be homeowners and age 62 or older to be eligible for the ACE program. Only single family homes in Connecticut are eligible.
The Connecticut Housing Finance Authority (CHFA) makes the final determination of eligibility. If selected for the program, the recipient must be represented by an attorney.
Types of Services & Supports that can be used for Apartment Conversion for the Elderly Program
Loans can be used for construction costs to create an accessory apartment in a single-family home by converting space or building an addition. The accessory apartment must include a kitchen, bathroom, living and sleeping facilities. The home must be owner-occupied and the older adult can live in either the apartment or the primary space.
The loan amount may not exceed 80% of the appraised value of the home. The maximum amount of financing is $80,000. Funds are dispersed as work is completed. Interest will only be charged on these funds during the construction period.
Apply
An application form will be made available to the individual. After the form has been submitted, a representative from the CHFA obtains financial information from the homeowner and completes the application form. The CHFA representative will notify the applicant of their eligibility.
